This is a reminder that all front and back lawn areas must remain clear of any items placed on the ground, including lights, decorations, cords, or personal property.

Items left on the grass prevent our landscapers from safely providing lawn services and may result in areas being skipped.

Stay tuned for an upcoming Fios marketing promotion featuring discounted plans. Verizon will be onsite next week—more details to follow.
Grounds Work:
Verizon is currently onsite repairing irrigation issues, filling holes, and fertilizing areas throughout QC.
JCP&L Light Outage:
The HOA has escalated the ongoing light outage to the BPU, along with a letter from General Counsel. We are hopeful this will be resolved soon.

Speed Bumps
Community Safety......
Please note that speed bumps were installed on Sand Hill Road and in the back of Stoney Hill Road.
The contractor will be adjusting the height of speed bumps which will also be painted with reflective paint and speed bump signs installed.
Please proceed with slowly with caution...

IMPORTANT NOTICE
Despite multiple reminders—including emails, Facebook posts, and signs throughout the community we continue to have issues with residents not cleaning up after their dogs.
Both children and adults have stepped in pet waste. This is not only unpleasant, but also unsanitary and unfair to your neighbors.
Also it negatively impacts the cleanliness, appearance, and overall enjoyment of our shared community spaces.
The QC Board is currently reviewing additional measures to address this ongoing issue, including the possible use of cameras, fines, and other enforcement actions.
We ask that all pet owners please do their part. Be considerate of your neighbors and take responsibility for cleaning up after your dog every time.
Keeping our community clean is a shared responsibility.

2026 Garbage Collection Information
GARBAGE COLLECTION
Garbage is collected curbside by Interstate Waste every Wednesday.
- Trash cans and bags are not to exceed 50 pounds.
- You may put out (1) bulk item every week with your garbage. Bulk item not to exceed 50 pounds.
- If you have more than (1) item to be picked up, you must call Interstate Waste at 609-771-8005.
- Please be advised that Interstate does charge a fee for having more than (1) bulk item to be picked up (Special Pick-up). That fee is determined by them.
- Interstate does NOT take construction debris! It must be disposed properly.
- Interstate has a right to refuse garbage it deems to be construction debris.
- Brush, yard debris and grass is NOT considered household trash. These items can be brought to the Recycling yard located on Duane Street Wednesdays 7am-3pm or Saturdays 8am-noon.
IF IT'S WINDY PLEASE MAKE SURE ALL GARBAGE IS IN THE CONTAINER AND PUT OUT THE RECYCLBALES THE MORNING OF SO THAT IT'S NOT BLOWN THROUGHOUT THE COMMUNITY

NJ Reserve Study Legislation
New Jersey Becomes Second State to Enact Legislation to Protect Structural Integrity of Residential Housing Structures Including Common Interest Communities.
What You Need to Know
New Jersey has passed legislation, effective immediately, designed to protect the structural integrity of condominiums and cooperative buildings in response to the June 2021 collapse of the Champlain Towers South beachfront condominium in Surfside, Florida.
The new law sets forth a timeline of required inspections of any primary load bearing systems in residential housing structures, including common interest communities.
In addition to inspection requirements, the new law mandates requirements for capital reserve studies conducted by common interest communities to ensure adequate funds for repair/replacement costs, including the requirement that reserve studies be updated at least every five years.
On January 8, 2024, New Jersey became the second state in the country to pass legislation designed to protect the structural integrity of condominiums and cooperative buildings.
In response to the tragic June 2021 collapse of the Champlain Towers South beachfront condominium in Surfside, Florida, Governor Phil Murphy signed legislation instituting additional inspection and maintenance procedures for any primary load bearing systems of residential housing structures, including, but not limited to, common interest communities (e.g., condominiums and co-ops).
The law implements capital reserve study requirements to ensure adequate funds for the repair and/or replacement of capital assets in common interest communities.
In addition to inspection requirements, the new law sets forth requirements for capital reserve studies conducted by common interest communities.
Most significantly, a reserve study must be updated at least every five (5) years. If an association’s reserve study is more than five (5) years old as of January 8, 2024, or if an association does not have a reserve study, the association shall have one (1) year from January 8, 2024, to produce a reserve study.

Quarry Cove Parking Policy Update
Quarry Cove has retained the services of Riley's Towing Company for enforcement.
Parking in front of mailboxes or illegally parking in the community will result in a warning.
If the issue persists after the warning, the vehicle will be towed from the same location.
As a reminder: Company vans are not permitted to park overnight in Quarry Cove.
Please adhere to these guidelines to avoid having your vehicle towed.
